The process does not meet just legal requirements but also safeguard against potential scams Step 1: Identify land of your choiceYou can identify a land by using;land location , plot number,or tittle deed number. Once the land has been identified the buyer should visit the site and make sure the land meets the desired criteria.Step 2: Conduct a search and preliminary investigation The buyer should secure a copy of tittle deed, a copy of identity card and a copy of the KRA pin of the seller.Then proceed to the land registory of the area of the land is located. At the land registory,request for a search Application form which you will fill in the details and attach the copies of the tittle deed, identification card andKRA pinStep 3: Get the maps of the landGet at least two land maps for the land you intend to buy from the land registoryStep 4: Land verification After acquiring the two land maps together with the surveyor and the vendor you then proceed to the actual location of the land to authenticate everything on the mapStep 5: Price term negotiation and the sale agreementThe buyer should together with his advocate or alone engage his vendor for purposes of discussion and agreeing on the terms of sale including the price and the terms of payment Step 6: Preperatio of the transfer and getting the completion document.The transfer is preparedby the purchasers advocate and approved by the vendor's advocate. The document should then be signed by both parties.Step 7:Stamping and registration formalities.The purchaser is usually responsible to cater to the costs of the stamp duty on the transfer of the property and registration charges Step 8: Registration.Once the registration is complete the legal ownership of the land shall have changed handStep 9: Exchange of documents Upon receipt of the complete document from the seller, the buyer is obliged, in exchange for the document, to pay the entire balance against the land through their advocates to finalize their registration after paying the requisite stamp duty.
